This lunch and learn will review the key considerations for a Board of Directors to consider before making any decisions involving changes to the common elements, including repair and maintenance, substantial changes, and alteration agreements with owners.

Kristi Sargeant-Kerr - Partner at Scott Petrie LLP Law Firm

Kristi specializes in all aspects of condominium and real estate law, including development, management and litigation as well as the purchase, sale and mortgaging of condominiums. She has extensive experience working with property managers and condominium corporations in and around the region and prides herself on finding reasonable solutions to their complex issues.

Kristi is on the Board of Directors of the London and Area Chapter of the Canadian Condominium Institute (CCI), is the Secretary of the Executive Committee, and is Co-Chair of their Education Committee. She has also been appointed to the Advisory Committee of the Condominium Management Regulatory Authority of Ontario (CMRAO).

Madeleine Stirland - Paralegal with Scott Petrie LLP Law Firm

Madeleine joined Scott Petrie LLP in 2020, and became a licenced paralegal in January of 2023 after completing an Ontario College Graduate Certificate in Paralegal Studies at Fanshawe College. She works with Kristi on condominium matters, particularly enforcement matters and those before the Condominium Authority Tribunal.

Nicole Horton, Condominium Manager

Nicole Horton has been working in the Property Management industry for approximately 14 years, earning her Registered Condominium Management designation, with ACMO, in 2016 and her General License with the CMRAO in 2017. Nicole opened HighPoint Property Management at the end of 2015 and has successfully run her business for the last 8 years. HighPoint’s main focus are condominium corporation’s in London, Ontario. They manage many highrises, townhouse and vacate land condominiums within the city. The Licensed Managers at HighPoint, pride themselves in the mentoring of upcoming managers to successfully achieve their General License status and continue to grow the profession.

Tyler Brook – Senior Capital Planning Engineer, Brown Beattie Ltd.

Tyler is a Senior Capital Planning Engineer at Brown & Beattie Ltd. responsible for the technical assessment and financial planning analysis involved in conducting and overseeing countless Reserve Fund Studies and Performance Audits throughout the Grand River area, the GTA and southwestern Ontario.

Ben Martin – Construction Supervisor and Professional Engineer, Brown Beattie Ltd.

Ben Martin is a Construction Supervisor and Professional Engineer at Brown & Beattie Ltd. and a University of Waterloo graduate with over 18 years of engineering and project management experience, primarily providing services to the private condominium sector.  Ben also has experience in Capital Planning, completing Reserve Fund Studies and Building Condition Assessments.  Ben lives in Waterloo with his wife and two children and enjoys spending time with his family, working on home renovation projects, watching the Jays beat the Yankees, and attempting to play golf in his spare time.
