Condominium Director Certificate Program - 105 - Reserve Fund Fundamentals
Are you ready to learn about reserve funds?
A healthy reserve fund is critical to the long-term success of a condominium property. In this course, participants will learn about the process for obtaining a reserve fund study, what information is required, who can complete the study, and how to deal with major contribution increases.
Additionally, participants will learn about eligible expenditures for condominium reserve funds. This course is essential for anyone who wants to ensure their property is financially secure.
In this course, the participants will be introduced to the reserve fund study process; how to obtain a study and what it should contain. Participants will also learn about which expenditures are reserve fund eligible, and know what the options are when facing contribution increases. They'll also learn how to successfully implement a funding plan.
Condominium Director Certificate Program - 106 - Meeting Fundamentals
Are you ready to learn about condominium meeting fundamentals?
This course will look at the steps required to call and hold a meeting of owners and suggest some best practices to make those meetings interesting, informative, and effective. It will also describe what makes a quorum and how to handle all types of voting including proxies.
This course is essential in ensuring that owner's voices are heard and that you are able to communicate effectively.
In this course, the participants will learn about Meetings of Owners: Annual General Meetings, Requisition Meetings, and Special Meetings. The course will also look at what you need to know about Directors' Meetings (aka Board Meetings).
Condominium Director Certificate Program - 107 - Record, Return and Certificate Fundamentals
Are you ready to learn about records, returns, and certificates?
This course will review the obligations of condominium corporations in relation to retention and access to records, information certificates, status certificates and CAO annual returns.
In this course, the participants will learn about records: core and non-core records, retention periods, access to records. Participants will also learn about Status certificates including information required, cost of preparation, who can request, timing, and importance. The course also discusses the various information certificates that the corporation must provide, as well as the annual CAO filings.
Condominium Director Certificate Program - 108 - Repairs, Maintenance, and Change Fundamentals
Are you ready to learn about repairs, maintenance, and changes to the common elements?
The Act differentiates between “maintain”, “repair” and “repair after damage”. This course will explain the differences and the importance of each of these ideas. Both professionally managed and self-managed condominium corporations have an obligation to ensure that the condominium is maintained. This course will also discuss obligations when changes are made to the common elements; by the corporation or by the unit owners.
This course is essential in understanding if the responsibility for maintenance lies with the unit owner or the condominium corporation, since the responsibility can vary from condominium to condominium, depending on their declaration.
In this course, participants will learn about repair and maintenance obligations to the common elements, the standard unit and to improvements. They will also learn the very specific requirements of Section 97 and of the Condominium Act, pertaining to changes made to the common elements.

Joe McGowan is a Senior Project Manager and Shareholder with Edison Engineers London office and is a member of the CCI-London Chapter Board. Joe takes pride in helping educate, engage and empower clients in their capital planning and building repair projects. |

Megan Alexander - Paralegal with Cohen Highley LLP Megan is an experienced licensed paralegal with Cohen Highley LLP. She practices in the Commercial Litigation and Multi-Residential Housing Groups. Her Commercial Litigation practice is focused within the Small Claims Court jurisdiction, including enforcement. She represents both Plaintiffs and Defendants in contract disputes and/or tortious actions. Within the Multi-Residential Housing Group, Megan represents condominium corporations at the Condominium Authority Tribunal (CAT) and property managers and landlords at the Landlord Tenant Board (LTB). In addition to litigation representation, she assists with regulatory compliance and risk management strategies. In all cases, Megan works with her clients to prevent and resolve their disputes by finding practical, cost-effective and sustainable solutions. She prides herself on her open and steady communication with her clients. Megan is a part-time professor, course creator and mentor in the Law Clerk and Paralegal Programs within the School of Public Safety at Fanshawe College, since 2015. Megan is on many Board throughout the London and area communities, as well as a member of the CCI London, Education Committee. |

Sean Eglinton - Eglinton Scott Real Estate Management & Consulting Inc. Séan has well over a decade of condominium management experience and is well versed in all aspects of front-end management. Before recently branching out on his own with Eglinton Scott Real Estate Management & Consulting Inc., he spent much of his time guiding Boards and communities through major restoration and improvement projects, contract negotiations and dealing with the day to day operations of various types of condominium corporations in the London and surrounding area. He continues to enjoy his time as a CCI London Chapter Board member where his main pride and joy is the rollout of the annual golf tournament held every June. Prior to working as a condominium manager, he spent many years in the landscape industry after having graduated from the Landscape Design program at Fanshawe College here in London. He spent years in the landscape design, construction, maintenance and management industry. He often uses his landscape and construction experience to help create comprehensive bid specifications and to guide Directors through the often confusing and overwhelming landscape of contract and project planning. When not in the office or at a meeting, Séan prefers to spend his time with family, friends and tree lined fairways |

Kristi Sargeant-Kerr - Partner at Scott Petrie LLP Law Firm Kristi Sargeant-Kerr, LL.B., LCCI, is a partner with Scott Petrie LLP Law Firm and specializes in all aspects of condominium and real estate law, including development, management, litigation and the purchase, sale and mortgaging of condominiums. She has extensive experience working with managers and condominium corporations across Southwestern Ontario and prides herself on finding reasonable solutions to their complex issues. Kristi is on the Board of Directors for the London and Area Chapter of the Canadian Condominium Institute (CCI) and is co-chair of their Education Committee. She has also been appointed to the Advisory Committee of the Condominium Management Regulatory Authority of Ontario (CMRAO). |

Madeleine Stirland - Paralegal with Scott Petrie LLP Law Firm Madeleine is a licensed paralegal working under Kristi Sargeant-Kerr at Scott Petrie LLP with a primary focus on condominium enforcement matters and the Condominium Authority Tribunal. Madeleine completed degrees in history and museum studies and worked in the heritage and culture sector before joining Scott Petrie LLP in 2020. She completed a graduate certificate in paralegal studies at Fanshawe College in 2022 and became a licenced paralegal in January of 2023. Madeleine assists Kristi on the Education Committee of the London and Area Chapter of the CCI by creating promotional materials and participating in educational events |
