CCI LONDON presents Condo Safety; Fire, Prevention & Response

 

Join us for a discussion with industry professionals on fire safety, prevention, and response in condominium communities. New updates to the Ontario Fire Code come into effect on January 1, 2026 which will significantly impact condominium corporations, especially townhomes and small buildings. The new regulations will improve fire safety and increase accountability for property owners, corporations and property managers. Michele Farley of Fire Consulting Services Ltd. will discuss the changes that condominium Boards, unit owners, and managers need to know to avoid fines and keep their homes and communities safe. Jessica Scott of Eglinton Scott Real Estate Management & Consulting Inc. will discuss the role of the property manger in both prevention and response, and finally Tricia Baratta of Gallagher on managing insurance claims related to fire incidents. Attendees will also have the opportunity to participate in a question-and-answer period.

Kristi Sargeant-Kerr
Partner at Scott Petrie LLP

Kristi joined Scott Petrie LLP in 2017, bringing extensive expertise in condominium and real estate law. Called to the Ontario bar in 2003, she advises on all aspects of condo development, governance, management, and litigation. Kristi serves as Secretary and Education Committee Co-Chair of CCI–London & Area and sits on the CMRAO Advisory Committee. Outside of work, she enjoys volunteering and spending time outdoors with her two sons.

Madeleine Stirland
Paralegal at Scott Petrie LLP

Madeleine is a licensed paralegal working primarily in condominium law. She enjoys working closely with Boards and managers on condominium administration, compliance, and enforcement, including matters before the Condominium Authority Tribunal. She joined Scott Petrie LLP in 2020 and became a licensed paralegal in January of 2023 after completing an Ontario College Graduate Certificate in Paralegal Studies at Fanshawe College.

With a background in condominium management and insurance, Tricia brings a unique perspective to the industry. An RCM since 2014, she joined the CCI–London & Area Chapter board in 2015 and transitioned to Gallagher in 2017, focusing on condominium risk management. A dedicated educator, she teaches the Chapter’s Directors Course and presents on condo-specific insurance topics. Tricia is deeply committed to building informed, resilient condominium communities.

Michelle Farley
President at FCS Fire Consulting Services Ltd.

Michele has over 25 years of experience in fire protection and life-safety consulting and is a recognized expert in condominium fire‐safety systems, audits, and regulatory compliance. She leads FCS Fire, Canada’s first ULC-listed integrated testing service provider for buildings over 18 metres.Michele has spoken at industry events and written on topics such as Fire Code compliance, inspection orders, and high-rise risk reduction, and she brings a practical and strategic perspective for condo boards and managers.Her role is dedicated to helping condominium corporations navigate evolving codes and building systems to improve safety and protect residents and investments.
