Conflict Resolution in Condominium Communities

Conflict is inevitable in condominium communities — but how it is managed can determine whether issues are resolved constructively or escalate into serious disputes.

This in-person education session brings together a condominium lawyer, professional mediator, and mental health specialist to explore conflict from legal, practical, and human perspectives. Designed for condominium directors, managers, and industry professionals, the session will examine common sources of conflict, effective communication and de-escalation strategies, legal considerations, and the emotional dynamics that often underpin disputes.
 
Attendees will gain practical tools to manage challenging situations, protect the corporation, and support their own wellbeing — while understanding when professional intervention is required.This session will intentionally bring together three distinct but complementary perspectives to address conflict in condominiums from legal, practical, and human-impact angles.

Michelle Kelly, Partner at Robson Carpenter LLP

Michelle Kelly is a partner at Robson Carpenter LLP. She assists condominiums throughout Ontario with a range of condominium issues. Michelle previously served as a director for the Grand River, Golden Horseshoe and London chapters of CCI. She recently served as a court-appointed administrator for a condominium in Toronto. She enjoys travelling and spends most of her spare time watching her kids play baseball or do Brazilian Jiu-Jitsu.

Marc Bhalla
Professional Mediator / Conflict Resolution Specialist

Marc Bhalla, LL.M. (DR), C.Med, C.Arb, C.Med-Arb, CCI (Hon's)

Marc Bhalla is the Vice President of Policy, Programs & Dispute Resolution at the Condominium Authority of Ontario.

Marc has helped Ontario’s condominium communities since 2002. Before taking on his executive role at the CAO, Marc had a private mediation/arbitration practice specializing in condominium dispute resolution. He was also an original member of the Condominium Authority Tribunal, mediating the very first cases of Ontario's online tribunal. 

Marc has a Master of Laws in Dispute Resolution from Osgoode Hall Law School, where he is now a faculty member. He has spoken across North America and been widely published.

Mousumi Saha
Mental Health Specialist

Mousumi Saha, Registered Psychotherapist with Canadian Mental Health Association - Thames Valley

Mousumi Saha is a Registered Psychotherapist with over 14 years of experience supporting individuals and professionals in navigating emotional distress, relationship challenges, and conflict. Her work focuses on understanding the emotional and psychological factors that influence communication, behaviour, and stress, particularly in high-tension situations.

At this session, Mousumi will explore the human side of conflict in condominium communities, offering practical insights on managing emotionally charged interactions, understanding behavioural triggers, and maintaining healthy professional boundaries while supporting personal wellbeing.
